SOLD! $40,000 Over List In Sacramento (Only 6 Days On Market!)

SOLD!! Congratulations to my seller~! This 3 Bed, 2 BA 1,234 SqFt home sold $40,000 over list.

Sacramento days on market (DOM) was 90 days and we could not afford to wait.

Backstory: We were able to attract a frenzy of buyers (half were cash and the other half were conventional). With only one weekend of open houses we had 25 parties on Sat and 15 parties Sunday.

I produced two videos about the property – Below features the timely article, it’s an educational video on lot development potential and population relocation trend – The top area in the United States for relocation, it’s Sacramento! The importance of educating prospective buyers is highly relevant int this shifting real estate market. We had to move quickly and our strategy was to reach as many prospective buyers in short time period!

After sending out 30+ disclosure packets to interested parties, dozens of phone calls from realtors and investors and received multiple offers before the end of the week!


Our seller decided to accept “an offer that he couldn’t refuse”.

All this effort may look easy, but it involves marketing strategy focused on prospective buyers as well as their agents(!), lots of marketing and communication about the features, benefits of the property and neighborhood & plenty of networking with agents.

Whew~ It really matters who you work – every home’s strategy starts with the seller’s goal in mind and their timeline. In my past I have been the director of marketing  that launched new products in a new market. Those ten years involved event and show planning, communications and digital media marketing (my masters degree is from Univ of Washington) and pricing strategy.

As Liam Neeson said in the movie “Taken”, ” I do have are a very particular set of skills, skills I have acquired over a very long career.” 🙂 That’s me…
